What is Karndean flooring and why do Bedford homeowners love it?
Karndean is a brand of luxury vinyl tile (LVT) flooring made in the UK. It replicates the look of natural wood and stone but is built to handle real life. It’s waterproof, warm underfoot, and designed to last decades rather than years.
The key difference between Karndean and cheaper LVT is in how it’s made and how it’s fitted. Karndean is a gluedown product, which means it’s adhered directly to the subfloor rather than clicked together and floated. That makes it significantly more stable, more durable, and far less likely to lift, gap, or creak over time.

Why gluedown makes all the difference
Most budget LVT uses a click system — planks lock together and float over the subfloor. It goes down quickly and it looks fine at first. But over time, floating floors can shift, expand, and develop gaps. In busy areas or homes with pets, this happens faster.
Karndean is glued directly to the subfloor. Once it’s down, it’s down. It doesn’t move, it doesn’t lift at the edges, and it doesn’t creak underfoot. That’s why people who’ve had Karndean for ten years still describe it as bulletproof.

Is Karndean good for pets and busy households?
Yes. It’s one of the most common reasons people choose it. Karndean has a protective wear layer on the surface that resists scratches, scuffs, and claws. It’s also fully waterproof, so accidents, muddy paws, and spills wipe up without leaving a mark.
It won’t look worn in the way carpet does, and it won’t trap pet hair or allergens. For households with dogs especially, it’s one of the most practical floors available.

The subfloor prep – don’t skip this
This is probably the most important thing to understand before having Karndean fitted. Because it’s glued directly to the subfloor, the subfloor has to be perfectly level and smooth. Any imperfection will telegraph through the finished floor.
A lot of people assume their concrete floor is level enough. It usually isn’t. Concrete floors in older homes in particular can be surprisingly uneven, and what feels flat underfoot isn’t always flat enough for a gluedown product.
Before we fit Karndean we assess the subfloor and advise on whether screeding or levelling compound is needed. It adds to the cost and the preparation time, but skipping it is a false economy. A poorly prepared subfloor will ruin even the best floor over time.
How long does Karndean last?
Karndean carry a residential lifetime guarantee on most of their ranges. In practice, floors fitted correctly on a properly prepared subfloor last 20 to 30 years in domestic settings. Some of the floors we fitted over a decade ago still look new.
The wear layer on Karndean ranges from 0.3mm to 0.55mm depending on the product. The thicker the wear layer, the longer it handles traffic before showing wear. For busy areas like kitchens, hallways, and open plan living spaces, we always recommend a minimum 0.55mm wear layer.
Is Karndean expensive?
It’s not a budget option. Karndean is a premium product and it’s priced accordingly. When you factor in the subfloor preparation, the adhesive, and professional fitting, it’s a meaningful investment.
That said, when you compare it to the cost of replacing a cheaper floor every five to seven years, the long term value is clear. Most of our customers who’ve chosen Karndean say they wouldn’t go back.
